“Medelstor 1” House. 768 square feet. One story. Two bedrooms, one full bath with laundry space, entry vestibule, kitchen, eating area and sitting area. “Medelstor” means “Middle Size” in Swedish. We offer three variations on this design.
A friend of ours, a woman living singly and nearing the age when people generally retire, has modest funds for a home. She asked us about basic, simple, affordable one-story designs. She’s not alone: according to the Census Bureau, six out of ten American households are now two or fewer persons. There’s a tremendous need for smaller, simple, decent homes that are easy to maintain and efficient to operate.
This is one such design. Its area is 768 square feet, providing two bedrooms, one full bathroom with a stacked washer/dryer, an entry vestibule, kitchen, dining space, and sitting space. It has a simple form and sheltering room, with thick insulation for comfort and energy efficiency. It’s a design meant to help make a modest home more attainable for more small households.
This design has three variations. They range from 768 square feet to 966 square feet, and from “just the basics” to “a little more,” depending on people’s needs and budgets. Any of them would be suited as homes for small households, as vacation homes, or as rental properties.
